For instance:* You are going to have pissed off tenants who will more than likely trash the place on the way out (good luck collecting on a judgement). * It will take at minimum the better part of a month to get them out (another months vacancy).* You will then probably have another months vacancy doing make ready and getting it leased out.Granted that sometimes the hair trigger eviction is warranted.

Sounds to me that although you have a court date for Christmas Eve, doesn't sound like the eviction willl take place on that day, although you may get the judgement against the tenant the rest of the legal process through the court and or Sheriff, I would imagine the actual eviction process may take a few extra days/weeks due to the holiday.

And if they don't have extra money now, then it may be you who feels the burden when they have any future financial setbacks.On the other hand, its a judgement call, by offering the title to the motorcycle they are showing a fair amount of good faith, and this may be enough to give them a chance.That being said, I would try to find another tenant to rent to.

The reality in the state of Texas is that you have very very little chance of collecting any judgement that you may be granted unless the own non-homestead property.

In our local court, claims are capped at $11K, so you couldn't fully recover, but you might get a judgement for about half.
