I doubt the contractor simply does not want to be paid.This is the definition of integrity. (+1 Ron) Do the right thing even when you think nobody cares.

It would only be there to meet code requirements for the building to be called a duplex.Lastly, just the fact that everyone will be integrated via common hallways, etc.

But I'm very curious about the considerations one must make with 1031s because they are integral to my long-term plan; please enlighten me.

I like your philosophy about a lot of things and experience you as having integrity and can appreciate the fact you take time to enjoy your family.

One will have great customer service, always answer the phone or reply to emails but lack luster in tenant choice and integrity.

Weeks later is near inexcusable.We've had a few times when prices were off by a huge margin due to a software integration issue (priced at 10% of market value for a Festival booking) when someone jumped on the price, and instant booked, when the price was literally only live a few hours. 

They aren't going to "steal your deal" in most cases and they want to have you become a "repeat customer" by having integrity. 

Some take longer to digest than others.Ethics, integrity, and character are not just words and if they are too profound, how about never lie, cheat, or steal.
