Natalie Kolodij Bill Exeter Steven Hamilton II thanks all - my brother doesn't meet the criteria and will be subject to a gains tax as he sold and didn't 1031 anything.He insisted all vets were generally exempt from gains tax and while I am no tax expert, I am a lawyer and told him I read the section(s) myself and saw nothing about vets being totally skipped on uncle sam's pay.

If you want to get a portfolio loan on all your properties after you’ve done 4 then the bank will insist you have them under one llc which may mean paying closing on every property again and selling them to yourself !

In this case, they would not provide any coverage for the basement kitchen, bath, etc.The other thing they will most likely insist on is that it is up to fire code and has two means of egress.

I just basically tell tenants if you insist on being present I will be considerate but you need to change your schedule to accommadate repairs.
