If the latter, the agent may offer some resistance, and may insist on using the Realtor contract, etc.

If you were going to manage my property, I would insist on you being a cohost on my listing.

So the agents are insisting on getting a commission from the seller on their fees and clearly it's a form of double tax on the seller and reflects poorly on agents, but clearly from these posts and all the whining, there is a huge sense of entitlement to this? 

In this case, they would not provide any coverage for the basement kitchen, bath, etc.The other thing they will most likely insist on is that it is up to fire code and has two means of egress. 

The last thing you need is for a borrower to come back and say they would have made money if it weren’t for the paint color you insisted on.

Why do they insist on deducting from rental proceeds?

I just basically tell tenants if you insist on being present I  will be considerate but you need to change your schedule to accommadate repairs.
