I recently bid on a house the had sold for 115,000 and was held by an LLC.

We bought a house and paid cash for it, forced some value into by adding over 1800 square feet onto it with very little cost due to an addition that was already started prior, and updated the house built in the 80's.

I currently owe $157,000 on my house. $55,000 in various loans,etc.

I know from experience that things will ALWAYS COME UP IN RENOVATIONS and it can honestly be hard to agree on the allocated time for some of these changes)- Plus many more items - it's easy to get out of control with contracts.
