I've found the best way to compare apples to apples is to give a lender a scenario (house listing or price & DP amount) and have them put together an initial Loan Estimate that will detail out all the expected fees and closing costs.

I've been with my wife for 22 years and we have never ever talked about purchasing something we want i.e. a nice Apple phone, or a tablet, or TV, or vehicle because we are very frugal with our money.
