While these are options, it sounds like you are very new to real estate, and I don't suggest either of these options for people that are brand new to real estate, for various reasons.  

More people are wanting to get into the STR game and if an area doesn't have enough guests to support more and more competition, I can see this happening.Good job on recognizing the trend and getting out while house prices are still high in the area.

Facebook groups are great for people asking about furnished homes to rent due to relocations etc.I would say getting reviews is your main priority right now so if you can price slightly under your nearest comps to build these up it will help you in the long run.

I would not put "before pictures" that are ugly, because people cannot unsee things and usually have no imagination about what it could look like. 

There are just things that people do or they do better than others. 

Also, build relationships with local suppliers to negotiate bulk rates, and stay hands-on during rehabs to gain valuable experience.
