I know "killer deals sell", but here's a hypothetical that worries me, as I have not made a deal yet: lets say you get a deal under contract, you fax over your paper work to the title company, you send out a mass email/text message/phone call to all your investors.

There is a lot of competition in that part of Mass with other investors, so you're basically looking for a home that doesn't make a fabulous "for-profit flip", but makes a good "rehab into a nice home we can live in".

Thing is, the National Association of Realtors published a "Danger Report" in May of 2015 that said the #1 threat to Real Estate Agents is "Masses of Marginal Agents Destroy Reputation: The real estate industry is saddled with a large number of part-time, untrained, unethical, and/or incompetent agents.
