@Matthew KeeneyIf you live in one of the units, FHA would be an option as long as the residential units are more than 50% of the square footage.You're looking in the 5's for that.There are a wide variety of products out there for what you're looking at, but they vary based on your situation (credit, down payment, debt to income ratio, condition of the property).Rates vary wildly from the 5's to renovation loans that are 12+ with points.Stephanie

Assuming that you're looking for distressed single family rentals here... you should probably just do a ton of research online to narrow down what city / neighborhood you want to look for deals in before you send agents all over town on wild goose chases.

Numbers notwithstanding, I don't have a lot of confidence in the management team's ability to manage their manager.Another deal I saw had a wildly inaccurate IRR calculations.

And the wild thing is it was a cash purchase and so once the offer was accepted things moved quickly (the process took maybe five weeks - they had to get the renter out of my soon-to-be house as well - the renter wasn't a problem but it took some time - thank goodness my realtor was an all-star).Point is, it tends to always take longer than expected and so looking now is ideal - especially since the housing market tends to heat up in April.

Any wild event in their life like a divorce, death, money trouble, etc, could cause those years of relationship to instantly vanish along with my and my client's money, and so many times there is no recourse even if I were to sue and win.
