The issues are numerous and go much deeper than what appears on the surface initially.Folks need to stay away thinking the can be drafting anything at all as creative financing, I say that based on experience, if it were a good idea I'd endorse it, but it's not.I don't see how a 9 year balloon keeps the seller happy and you out of court, the seller may be a great, easy going guy, his attorney may not be and his attorney will have more influence than you will.Erick, I see you're new, check out people's profiles and consider where advice is coming from in posts, it may give you greater insight to their advice. :)

If the investment has professional administration, you will have access to the answers to those questions, but also much deeper vetting of the sponsor that will include personal background checks covering things like bankruptcy, judgements, litigation, criminal history, and other red flags related to a sponsor that you would want to avoid, plus other items that investors rarely consider like ensuring that the properties are actually titled correctly.

You should establish a relationship with a local paint store tell them what you do and you want discounts on some specific paints such as a go to flat semi gloss etc that way you get a deeper discount as they can pick paints they have more room on and a general discount on the rest.Home Depot is a great store but many items if you know in advance can be purchased from supply houses for less.
