Unless you're talking about 40-50 or more units, I'm thinking you're going to spend more time getting the data/invoices etc. to your VA than you would if you just spend a couple hours per week on a Sunday afternoon and just do it yourself.

When I have one of two (or several) tenants not paying their portion of the rent, I send a new invoice via e mail (this is how all our invoices are sent) reflecting the late fee as soon as the rent is late.

Not only is that claim absolutely false, I made the repairs that you requested in the repair amendment and have contractor invoices to support this.
