Bowed Floors
23 January 2013 | 9 replies
We did one where the 1987 OSB they used for flooring was too thin & sagged between the joists.I used the same leveling compound they use for tile work laid a heavy pad & carpeted over the floors. The foyer & hallway we just tiled after the same leveling. If the joists have sagged it's a lot more work ESP if the flooring is the old tongue in groove pine with a subfloor on top.But one of my friends many years ago used Fiber glass shards & resin to fill the voids, but he got it as waste product from the place he worked so it was minimal cost, but it seemed like a lot of work.Good luck

Land Sales versus Building sales
28 October 2016 | 1 reply
I have been reading, studying and investing in real estate and it looks like the predominant focus of my investing has to do with structures of some kind, house, commercial, etc, I am also getting more interested in land purchase and sales, whether improved or unimproved. My first question to the group is are there strategies and financial success stories of folks just making a living on selling raw land without a structure; if so, what; if not, why.My second question is what would be the added value for land that had a septic system, pad and electric at the site or if the house was a total loss, has anyone developed any strategies on making money on this or is this something to "stay away from".

Another Atlanta rehab question.

Got some leftover padding at 20 cents per sq ft.It's pretty much been broken down to me as:$1,000 floors (materials, demo and labor)$1,000 paint (or subtract $300 if I supply my own paint)I'm OK with the floors but $700 for labor only to paint 1,500 sq ft (flooring area) has me thinking about this more.

Replace carpet or install waterproof vinyl plank flooring?

The only way to get that smell out is to tear out the carpet, replace the padding and apply KILZ or something similar to the subfloor.

Aluminum/Window Work in Columbus Ohio

@Joe Osterfeld connect with your PM...they should be able to provide the service themselves or facilitate the work...this is a common task for any window company...the alternative is to jump on the phone...most handymen do not have a brake to do the work...too bulky and expensive to carry around...typical cost is about $200 per window...painting may be a better option depending on the condition of the wood...you can probably get full replacement windows for $400 a hole...maybe a better long-term option
