I am also not an attorney, but as an architect we negotiate deals with contractors all the time.Also look at the AIA A101- 2017 Standard Contract between Owner and Contractor (https://www.aiacontracts.org/find) for how large contracts work.

Sounds like you need to find an architect who has enough staff to accomodate their work load.

How I would do it if I were to start all over again is to gather a great team of Realtor, lender, Architect and contractor.

A good architect would be someone who could help.

I have capital to purchase properties, pay closing costs, and even hire an architect to create detailed plans to ensure there's no ambiguity when it comes to the renovation details (this takes more load off the GC).
