This can cashflow well, it just needs to be in the right location, and your accommodations need to be nice if you want to get higher rents.

Your QI does this by creating a corporate entity referred to as the exchange accommodating title holder that takes title to the new property and then holds it until you sell your old property.  

Then once you get this down it's creating systems to accommodate a high volume of leads.

@Roman Rytov The end taxpayer is what is important, you will want to ask a 1031 accommodator (talk to your title company and ask if they have a group that does it, often they do.) 

I've asked for favors above and beyond and she has always accommodated me whereas other listing services wouldn't.

And try to be accommodating the seller's schedule if they are still living in the property.
