I had to learn the art of calling a bluff with a demanding tenant. 

It sounds like this woman is well practiced at the art of scamming landlords. 

For some people it’s a complete renovated interior with state of the art appliances and top notch finishes for a higher quality product.

It's an art, for sure.  

I complimented on their choice of arts (drawings/sculptures, etc), spent maybe 10 minutes with them.  

I also have started selling the art I make for fun, delivering groceries through apps like InstaCart and cleaning houses through rental companies in the summer to make extra money.

I learned that MBA students usually stayed short-term, and art or music students no matter their age are usually still into partying LOL.We found a niche with law students, and rented mainly tiny studios.  

It seems to me like that may be more of an art than a science. 

It's a little bit of an art and you'll get good at it over time.
