I suggest you take that guru book out, set it on fire and roast a hot dog over it, that way it would be a cooking fire and would probably be allowed by your fire department.I'm beginning to add solutions rather than just slapping down guru junk.

I've not been in redding as long as you (i've been here 4 years) but my impression is that the vast majority of the people I get applying are smokers, exhibit possible signs of being a junkie, are unemployed, have pre-scribed pets, etc.

Someone (probably ex tenant) kicked in 4 of the interior doors, two big holes in the walls, cherry kool aid stains on carpet, dead lawn, cut some wires in the walls, NEVER cleaned the kitchen and looks like used lard to cook everything, the cooktop looks like a couple of "smallish fires" may have happened and the (original, 1979) oven has NEVER BEEN CLEANED, oh and to top it off we have a family of THREE SKUNKS LIVING IN THE CRAWL SPACE.And of course I no longer live 6 miles from this place, I live 950 miles away.I just spent 1 1/2 weeks working on it, about 30 "contractor size" garbage bags, 5 gallons of paint, a million small things that you always run into.Anyway I found a "craigslist" cooktop and wall oven for pretty cheap, my wife helped a lot, even though she hates RE investing and my neighbor has been a godsend because the trash service only picks up the rolling dumpster, NOTHING ELSE, so he has hauled the other stuff to the dumpster at his work.I'm heading back to TX to hit the kitchen, exterior paint, front yard and finish the interior paint (oil base on the trim).

It'd be nice if there was a guru who discusssed the equity issue in their courses..Preston Ely doesn't..Steve Cook doesn't..Vena doesn't... and then people wonder why wholesaling is so difficult....if you're not getting the whole picture, your business will suffer..

obviously the conversation does not happen you dialing 1800 number to BofA...this deal is done via attorneys... ..I have seen too many times on record of deeds webpage when bank deeded the property to some LLC after the fact ...obviously the deed is recorded the way that you cant see how much LLC paid for it ...cook county specialists in IL trivia . anybody can tell me how much they paid for 12-16-114-029-0000 ?
