Here's a great tip to piggy-back off of the tip that @Sue Kelly gave -- get a Google voice number and put that on your sign. 

Then I left a couple of voice messages and waited for them to call me on Monday morning to get them coordinated.Only in an emergency: no electricity after checking breakers, flowing water that cannot turn off, or loss of heat in winter will I be paying the extra money for a weekend visit unless I feel the urge to do the work myself.

I typically do my leases for 12 months starting August 1, because it matches the academic calendar and the market cycle.

I encourage my people to attend a city council meeting to let their voice be heard on the rising costs of municipal utilities and taxes.  

Also, they're in an intense academic setting, so they're heads down in books and study sessions ALL THE TIME.  

Like many people have voiced in previous posts, it is HARD to be profitable and help the poor at the same time with them built directly into your investing strategy.

Normally I feel better meeting in person, but if I can't a phone call, skype, or other voice communication is second best.  

I need to get in there and check, but that was what one of my inner voices was saying, as well.
