Brandon Turner How Can I Control My Garbage Bill at My Apartment Complex?
20 June 2016 | 28 replies
It seems that municipal garbage services would be intrusive big government at its worst; the thin end of a socialist wedge that would deprive the citizens of their right to choose which noisy truck lumbered up to their house on a weekly basis ;)

We are looking to do the same thing for a flat in Athens which we'll turn into another artist's studio.Instead of the 2% rule, I have a 3% rule when looking for properties like this: it covers management and cleaning fees and utilities. Some key elements to doing well on Air BnB:* Beautiful, well-lit photos* Excellent location convenient to transport* Well written ad with thorough description of local attractionsWhat can make up for a lack in any of the above:* A quirky design/unique lodging experience, at a low price NB: Air BnB type services have been drawing the ire of hotel lobbyists to local governments, and many renters don't pay taxes on the $ earned.

@Dan Mackinthanks for responding to my message......some of the things that appeal to me back home in Nigeria is buy-build - hold ,investment in raw lands for capital appreciation and also taking advantage of the cheap housing scheme by the federal government, with the aim of providing cheaper housing for workers ... but because  am not home its difficult to start that now. today i was searching online and making calls to mortgage banks to see if i can use them to finance deals but the conditions are not favorable, 20% interest rate and tenor of 5 to 10 years. And as for DAMAC, the job involves getting investors to invest in there off plan projects and also getting investors to buying hotel apartments ,which damac can manage for them and pay them there ROI on the properties yearly.THANK YOU

Frank L. Question about comps
29 July 2013 | 3 replies
,In my opinion, and based upon almost 50 years of experience, comps are completely unreliable when used to estimate investment value or the property. To learn the history of the property and confirm your suspicions, visit the county government offices, such as the planning department. It is not recommended to assume anything when investing.

Aly W. Sanity check on this small apartment complex in South Florida please!
22 August 2014 | 15 replies
I'd just like a sanity check on why this property isn't worth more than $410K - my agent says the foreign investors there aren't looking for cash flow, just a place to park their money since their own government is so unstable, so they don't purchase with cash flow in mind.
