I have been working to wrap everything up and keeping my finger crossed everything will work out.

Fortunately, again as agents, it's a bit easier for us to keep our fingers on the pulse of the market and we have access to some great stats that allow us to see excessive supply or shortages.It would seem to me that if one had the right 'crew' applied to the right deal that redevelopment (flips, etc..) might be lucrative in Vancouver at these price levels. 

Needless to say, If we stick to our plan on this one here is the layout:Purchase Price: 80,000Renovations Costs: 40,000Holding Costs: 25,000Sale Price: 179,900 (Active comps at 179, recently sold comps at 219-239)Projected Profit: 35,000Let's keep our fingers crossed.  

I held my breath, crossed my fingers, and just waited for March and April 2020 to play out.

You have to be choosey which custodian you use as some are more "sticky fingered" than others in how much freedom you have for checkbook control.

Cross my fingers.

You don't want the agent to have fat-fingered 4 bedrooms when it's only 3!

Still fingers crossed on how we will end up.TLDR; Pick a strategy, dig into the details and actual deals available, re-evaluate.

Plus if something goings wrong when the tenant hires someone it seems like it could open a can of worms and finger pointing.
