My experience might not be the most accurate based on me only attending 1 meeting for each group but here they are:DFW REIA - I attended a seminar with a "complimentary" ticket about 7 months ago and the host/owner of the REIA pretty much turned it over to her husband who was pushing for everyone to sign up for the $100-$200ish weekend class where they would actually teach about RE investing.

The standard is usually 7% for repairs and maintenance, 7% for CapEx (usually you can get away with 5% on a BRRRR if you're doing many big ticket items like roof, water heater, etc, but since you only mentioned bathroom and kitchen, I'd keep it at 7% to be conservative), vacancy from 8-10%.

I was thinking of simply calling it extra space or extra office space for the time being to get that unit rented until I can recover financially from some other big ticket repairs and get that vacancy out of my hands that I have had for a few months now.

Don't be misled about markets like OKC, Tulsa, and Wichita . . . they putter along predictably at 2.5%-3% rates of appreciation (throwing out the Gov Induced Insanity of the past 3 years) but the ticket with this is that the appreciation is something you can take to the bank AND the fundamentals of the area are rock solid.
