Added to that, the property is out of state so being "hands on" isn't really an option.The lease stipulates the landlord is responsible for the walls and everything outside the walls except for the glass.

If the Tenant challenges it and you have to go to court, you will be hard pressed to find a judge that will side with you as the landlrd trying to make the tenant pay for a 5 year old fridge because he broke the plastic bins and glass shelves out if it.Additionally, IF the judge DOES side with the Tenant, you could be looking at paying the tenant back x double in damages (at least in AZ they can collect up to 2 month's rent or twice the cost of security deposit withheld).So I am just saying that it's a risk.
