I can't help but imagine that a lot of newbie LP's will lose their shirts in these investments after being promised IRR's north of 20%. 

She expects to be able to pay the May rent by the end of May and June's rent on time because in June she will be getting more financial assistance from Medicaid and getting food stamps!  

In fact, the investor that is not doing this will be more likely to lose his shirt in the long run than s/he who is willing to reject dogmatism and consider the possibility that the facts and values once held have changed or need to change. 

That’s kind of like ‘mom went to Disneyland without me and I got was this lousy t-shirt’.

Why don't the council members build more homeless shelters, soup kitchens and provide a nice weekly allowance along with the food-stamps and other taxpayer-funded benefits? 

It is used to time stamp when I am in the property.  

Maryland transfer taxes and doc stamps can be substantial.

You will also have to pay the transfer tax or the stamps or doc fees whatever it’s called in your state.  

I am cautiously optimistic that this is not an anomaly and that I can  "rubber-stamp" this over and over.
