I realize these types of posts are entertaining, but this isn't a law school and so far, no attorney has chimed in.

I think a nice renovation with a couple items that make you stand out (master closet, entertainment centric kitchen) would be beneficial.  

Josh,Sounds like a good plan, I was also entertaining a similar idea.  

Should i entertain this request ,inspect the property for any pet damages and refund the pet deposit or hang on one more year till the new lease ends ?

@Sam LeonWe entertained a property on a land lease a couple of years ago, but in the end passed on the opportunity as the land-lease termination date was not far enough out {2-3 generations by our determination) and the lease itself had no provision for renewal or purchase.

Im Tim and i've been lurking here for a few weeks.Im from Carthage, Mo(about 13k pop.) which is situated between Joplin, MO(50k pop.) and Springfield, MO(160k pop.).A little about myself: Im 27 and until a few months ago had never entertained the idea RE investing(or investing at all).

Or play piano for the Behr regional distributor and get a discount on paint at Home Depot... that's how we got a deal... my husband is a professional entertainer. :-)

But it is entertainment so what can you expect. 8)
