Students, recent college grads, divorced people looking to stay close to their children, elderly or widowed looking to downsize, etc, etc.  

The very first property I ever bought belonged to a widow whose husband previously took care of the property, a duplex.

When one of his sons also died in a freakishly similar accident my neighbor's widow sold the home to a wealthy family from China, who speak very little English. 

I know of one widow in Denver who put her life savings into a $225k rental duplex...paid cash, no loan/leverage.

Jeff is a widower who has some debt remaining from medical bills from his deceased wifes cancer treatment.

Each state or commonwealth has it's own laws concerning recourse versus non-recourse.3) Since the estate is illiquid (and I am the guy that wrote the book on that topic) I suggest you discuss the ramifications of preserving any rental cashflow with your mentors's widow and her attorney.
