They are very big on east coast but started to expand into the west coast.

To illustrate this there are probably 50+  active MLS properties in North Philadelphia/South West Philadelphia and other lower tier neighborhoods at any given time where you can complete the BRRRR  method but the real estate is lousy.

We have a long term rental on the west side and just rented it within two weeks.

I have sfh on the east side of town, but I also on the west side.

So agree probably taking advantage of those that want to break into lending and your right 1 mil in CA is a drop in the bucket .. 1 mil in the mid west can be 8 to 10 loans not one like CA..

Will Platt II (who owns The Vault and The Bank on the west side) is the ring leader behind it along with one of his brokers who goes by Byron Raines Ellis. 

I love the St Pete area but frankly would be terrified of having a property on the Florida west coast.

We have 2 class A/B+ properties on the west side.

Federal lands come right down basically to the city limits and subdivisions are nestled right up against them.. so you could sprawl there.out east there are very few federal lands close to housing .. so that makes zero sense.It only works in the West from Rockies to the Pacific and select areas.

most west coast states you cannot get a deficiency on a purchase money loan on a primary residence..
