I've been hearing that Utah has great CAP rates and good appreciation.

Any credence to Utah?

I understand that Utah is the next Nevada/California/Florida.

I've been somewhat interested in RE investing here in Utah for a while now, and about three months ago i started looking around to see if i can learn some more about this type of investment.
