Are there certain areas of town or types of properties you want to focus on?

Bungalow is more focuses on SFH while Tripalink is more focused on multifamily.There's also Blueground, but they don't do co-living.

Focusing on a long term rental for our first property, we are just beginning our search.

Upside though this also creates opportunities I guess.BRRRR could work here I think but would really need to focus on younger stressed properties to get around bank valuation process.

It's about avoiding speculation and focusing on fundamentals.Why I think is it so powerful?

Hi David, you need a discounted propety, have you tried hyper focusing on off-market properties in your desired area.  

Don’t focus on buying or selling right away—just connect and build trust.Both brokers and sellers prefer doing business with those they know and trust.

Attend local builder associations or networking events, and focus on small contractors or businesses without in-house permit expertise.Highlight how you save time and ensure compliance—it’s a big value-add.

If you take that focus off the table and understand this is a very complicated business that tends to be really lucrative over the long game, you will be ok.

I did not go through with that though and instead focused on hard money.
