The band leader (government) is requiring the entire band to be on the same sheet of music.Commercial lending isn't under the SAFE Act, but there are still legal requirements, Fair Trade and the Uniform Code requirements, it's not the wild west.So, to do a seller financed note or private loan, you need, no, you must know conventional financing requirements.

@Peter LambertReread your deed of trust, carefully, in the Uniform Standard Deed of Trust, second page you will see that not paying taxes or insurance is a default in the agreement, however what you will also see is that the cure for such default is for the lender to advance funds necessary to pay same and make those funds a part of principal to bear interest.

And yes they were much lower .I explained to her , he showered at the gym 4 days a week , he ate out most of the time , he had work uniforms so he did very little laundry , he turned on the AC when he got home , he didnt leave it run ALL day , and he shaved his head , no blow dryer or curling iron.

I see many here wanting to deal out of their backyard and provide financing contracts, what they don't get is that requirements can be different state to state, they are not uniform as a cash funded mortgage so They need to stay in areas they know.

I offered to paint the front of both sides to keep it looking uniform & clean, the neighbors agreed, it was a win win for both of us.My tenants loved the heat from next door, they saved a lot in oil.I wouldn't worry about buying a half double, especially if you got a great deal on it.

You really don't need a mortgage term policy designed to be reduced with a mortgage as you can obtain more coverage with a term policy that reduces on a uniformed reduction basis, a uniform decreasing term policy that will always cover any lien amount.Another matter, if it's a long term hold, an option to purchase and or first right of refusal can be used in the operating agreement, your equity may be applied toward the purchase as it's earned and acquired through the partnership.But, again, life coverage is rather unusual on small RE projects, but, OTH, I had a partner who was pretty healthy, my age who had diabetic not thought to be a big deal. 3 months later he was in the hospital having a foot amputated and 2 months later he had a stroke at my desk!
