Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent.

As someone relatively young, obtaining a conventional loan has proven challenging for me.

Regarding building the proprety for $700K, that is a challenge for sure.

Leverage - someone mentioned Real Estate doesn't beat stock market returns and while that might be true in absolute terms, it's definitely beat the market when you consider leverage.

HOWEVER - it may be difficult for the appraiser to access the true value if a large percentage of transactions are not in the MLS.
