Quite honestly, the knowledge you would gain by being in a self storage or Mobile Home park or Apartment Value-add deal for instance, and gaining experience owning and seeing operations of that asset is so unbelievably valuable.All this also sets you up to ramp up your education and with experience investing in these deals, and seeing the operations and reports, will launch you into possibly finding your own deals in these asset classes.This is an Exponential Business, its not fair at all, the ones who have experience get more brokers calling them get more syndicators reaching out, get more loans from banks.Deploying this lump sum into multiple deals super charges your learning and trajectory.

Don’t get me wrong though, there will amazing deals to be had within the next 2 years especially if we continue this trajectory the economy is taking us.  

I totally agree that Detroit is on a positive trajectory.   

I keep hearing great things about Maryland and am sure you will be just fine and will continue to grow with a positive trajectory. 

Commit to this if nothing else and you will dramatically improve your financial trajectory.

My 20s were mostly spent working and figuring out my path. 30s will be better because I have now have a track record, commitment, and a trajectory.

The real question is how will they fare when the market is not in an upward trajectory.

This property is in a Nj shore town that is on an upward trajectory, one of the last “affordable” beach towns.

So it's definitely a competitive climate, but I'd be pretty surprised if Chattanooga prices changed their upward trajectory any time soon with the amount of demand we're seeing.

Don't even think about trying to STR a SFH. precisely, it's not hard to decipher the trajectory of what the "gov" wants, especially in Hawaii, they are okay with str, as long as it's in a condo within a resort zone.Also, I am only interested to invest where the beach or tidepool is only 5 meters away from my position, investing in front beach SF is extremely risky and expensive, doesn't matter if it's in HI or FL.
