It's all particleboard but what they use tends to be thicker than Lowe's, reinforced better at the edges and the countertops have a better laminate round-over wrap to keep the moisture off the particleboard on the edges.

No one should really be living in there, I think the city could condemn if they were aware of it.They have attempted to 'repair' it by skim coating over parts of the ceiling and painting over it, of course it just grows right through because they are trying to hide it and not fix it.After 6 months and no sale, they drop their MLS ask price to $749,000.I contact my agent at the start of Sept and said I would be a buyer at $600,000.

Primed and painted the ceilings (2 coats of each) and painted all the walls with 2 coats.

If I remember right they would scrub the walls with dry sponges, replacing frequently, until the smoke coating came off enough to prime and paint.

In general people will tell you that a thicker flooring product will be more robust to areas where the floor isn't flat, but the best solution is to always start with a properly prepped subfloor.

Maybe after you buy a moisture meter and get a reading, but it also may be that if you paint over a poorly adhered coat of paint the second and third coats only adhere as well as the first coat does...or only adhere to the problematic first coat, which is prone to peeling.

Hey Vu, It is hard to tell by looking at the photos but my gut says to just paint the poles and wood beams with a fresh coat and string some lights across the beams to create a nice outdoor seating area.

The easier you make this for the inspector, the better the outcome ultimately will be for you.There's no sugar coating this though - its going to cost you time and money.
