If you're local, we're hosting an Indy Investor Meet Up on February 16th in Fountain Square...would be exactly where you need to be for resources in your initial post.

But that area is really primed to flourish in my opinion being so close to Uindy, Downtown and Fountain Square and neighborhoods like Bean Creek and Garfield Park are becoming super popular as well.  

I still choose to decorate my units with coffee table books, tabletop decor, etc. as it brings character and warmth to the unit.

That being said, every house in Indy is simultaneously in Irvington, Broad Ripple and Fountain Square, if you listen to the used house salesmen.

I've done table top closes, the deed is an amazingly simple document, but the atty lends credibility to the whole thing so I usually pony up the money and have them do it unless its a low dollar deal. 

I have been with Colony American Homes for right under a year and my area is from fountain, CO to Denver, CO with around 250 homes I handle and 1300 split with a few, I have worked many various jobs from dealership to bbq shop, and working on homes between, since working at CAH my urge to start in the real estate business has grown largely, not fully sure where I would like to end in the business, but have considered multi-family to start.
