I'm a college student (studying agronomy) in eastern Idaho, living with my wife, daughter, and bernedoodle .

This is defined by the use of the money, not your borrower’s profession, or who lives in the property.

I can't begin to fathom the financial harm and carnage that will come when Pace's students finally have to sell their under water properties.

I’ve since left the profession; my wife is still fighting strong. 

However, with the recent statewide legislation removing maximum occupancy limits, Fort Collins has become an attractive market for house hacking.Although property prices in the area are on the higher end, the strong demand for rentals, particularly among students and young professionals, makes this an excellent opportunity.

Also, what private investor would give their money to someone without a track record, which is probably 100% of his students.

If it’s 1-3k and you get actual access to them and not some “student”, then maybe it’s worth it.If it’s 10k or more it’s never worth it.
