They can see this on the title transfer, now while lately they have been turning a blind eye to this you bet when these foreclosures start to pick up like they are and banks start tightening their lending again they will start to call those loans in.

This tightening in credit can and will push demand down, as investors continue to chase yield.  

If inflation remains stubbornly high, tightening will occur sooner than anticipated.

While it has tightened up, there are still opportunities if you have a decent network of wholesalers. 

I hate to admit it's probably just the beginning and it will tighten up more as time goes on, but for now it could definitely be much worse in Oregon than it is right now.

I would push your contractor to tighten up the time frame so they don't demo then disappear for a week.

Property managers have specific training on how to handle these matters and can reduce the stress and strain of a difficult tenant, allowing you to relax as your property generates the income and the equity you deserve.

I agree with another poster above that at a minimum landlords should be tightening their requirements.

I have a good connection in Delaware, but before you reach out to realtors you might want to tighten up exactly what your plan is.
