And I rescued the folks that I bought it from also.. they were working with a local wholesaler who had no ability to close would just give them stories.. and that led them right to the brink of foreclosure I got to them the day before Had them file BK then set up my buy to from the Trustee.. thereby giving them some CASH which they were going to totally lose if it went to Trustee's sale.

If you do this deal the way you've described you will literally have NO exit strategy other than holding for long enough for appreciation/debt pay down to rescue you.

If the occasional litter box odor is strong, usually a quiet word to the tenant is all that is required.If they are non-responsive, it's a good bet there are other issues too, and the pets are the least of your problems.PS, although I am an animal lover, and do significant rescue and fundraising for animals, I don't allow the four breeds that my insurance company doesn't allow:German Shepherds, Rottweilers, Pit Bills and Dobermans.

ONe of the BP turnkey guys who specializes in lower end Memphis stuff came to his rescues. but that would have been a perfect example of why some want to place their own tenants.
