Any reputable organization would want to see that person well represented.

Plan either way would be to self represent (with a little help) and apply commissions towards closing which is why I referenced being an agent as well.

Since an executor/personal representative has not been appointed by the court and no Trust is in place, there is no one who can sign for the deceased. 

Odds are there is a Exclusive right to represent where they are bound to the agent and they have to pay, so they just go look elsewhere.

You might talk with a real estate/estate attorney and see if it's possible to open a probate, have a Personal Representative appointed and obtain an order from the court authorizing the sale of the property by the PR with the proceeds being deposited into the registry of the court for later distribution when all the heirs are identified.
