Solo 401k plans are no different then full-time employer plans in that they are both sponsored by a business; however, the IRS created solo 401k plans to even the playing between big company employer plans  by relaxing the rules for self-employed businesses to be able to qualify for solo 401k plans (see IRS Pub. 560 which list the requirements to qualify for a self-employed 401k).

We have a good mix in Knoxville and the surrounding areas of young and old, and a lot of retirees that we get here bring their family to the Smokey's (Pigeon Forge and Gatlinburg) over the holidays and summer then decide this is the place they would like to live.

I would try to get to market rate after the holidays, a better time for you if they leave.  

Having said that, you should relax and search for more investment opportunities, and keep an eye on the one you tried to buy. 

A lowball offer might make dinner on the holidays awkward.

If it's 5PM on the Friday of a three-day holiday weekend, it's guaranteed that I'll get a call from one of the two low rent units, or both.
