I plan to take my ability to redesign and work with subcontractors to finding properties to rehab and flip or make into a long term rental property for cash flow.

Thanks for the assist, @Bill S. .As a head's up, we're currently doing a MASSIVE redesign of our marketplace and there will be much better search/sorting/posting abilities that come with it in the not-too-distant future.

They're looking to completely redesign the neighborhood in the next couple of years.

I began considering architects mostly because i was hoping to get advice on floor plan redesign. 2 of the units have somewhat odd layouts.

A land use re-designation was earned after a favourable vote by mayor and council, at a public hearing, following lots of animosity and community opposition from the usual NIMBY's.

First we had to completely redesign the house because though the seller of the land had a plan approved beforehand, when we were going to move forward with the basic concept we didn't want the specific plan (garage at rear accessed from alley) the City realized there had been a change in code and that was no longer possible.

You are better off going with a professional design to leave a good impression on your clients - but if you want to just start one up to try it out and see if it gets you any business, you can use a professional template and get started that way - then when you do decide to hire a company to redesign things then you already have a foundation built.
