Peter, what do you think of applying the same reasoning and language of late payments to the desired early payment.Such as in Lucia's case, leaving the rent the same but just as there will be a 40.00 fee for all payments recieved 6 days late there will be a 40.00 credit given for all payments recieved 6 days early.The 10.00 charge for each day after 6 days late could be a problem then, because they might try to claim a 10.00 additional credit for every day earlier than 6 days early.

Not because they are section 8, but because you reject any governmental monies period.We all know what has happened when the bailout monies were recieved by anyone.

I received a short sale approval from B of A with the clause saying they can pursue the deficiency:"BAC Home Loans Servicing, LP and/or its investors may pursue a deficiency judgment for the difference in the payment recieved and the total balance due, unless agreed otherwise or prohibited by law, if the short sale closes on the loan referenced above."

Then the members claim these by attaching the sch K-1 they recieved from the company.Also the degree of limiting personal liabilty can also come into question depending on the manner in which the LLC operates.

Well he currently has 3 mobile home that he is not recieving rent from at all. 2 of them have tenants that he has not put out yet and the other one has been vacant since march and the tenant left them in bad shape.
