I'm not sure this is your case, but based on your post if you have interviewed a bunch of lenders 3-6-9 months out, searched for a contractor, and kind of kicking tires with real estate agents, there may be some that don't think you are all that serious, or they are looking for more immediate business.   

Saw the potential to add value to this tired property without making a significant investment in time and money How did you find this deal and how did you negotiate it?

I've grown tired of tenants, termites, toilets, vacancies, maintenance, etc.I prefer to just own the note and all the above is the responsibility of the borrower.My attorney called me today. 

Some people have equity and want to cash out, some people are older and/or tired and want out. 

That sounds like more where you are - Tired of tenants and toilets but not wanting to pay tax.

Dump trailer, Air Compressor,, 18 gauge Brad nailer, framing nailer and 25 gauge pin nailer, sledge hammer, contractor grade trash bags, gloves, eye protection, ear protection, plastic, painters tape, frig tape, list continues, about 100 more but my fingers are getting tired.

I 'pupil' I took to an appt of a tired landlord recently liked my phrasing of this: "You've owned, managed and maintained this piece of crap for 32 years.

All of our lease terms are so that they do not end in difficult months to place a tenant but if tenant breaks lease, by law in my jurisdiction, we must put forth effort to place new tenant quickly to minimize the charge to tenant that pre maturely terminated their lease.
