I would bet the solution lies in your answers to those last three questions.

It appraised for $201,000 and I put $103,000 in my pocket after closing costs and previous mortgage payoff. 

this depends on three things:1) your work ethic and personality2) your hunting and acquisition budget3) your timeTIME: If you're working full time, door knocking is out of the question.

If you want to know if it is a fair price for your area and this time of the year, simply get two or three more bids.
