The number of homes for sale in the three county area around Sacramento finally had a decrease in November 2024.

Wondering if you have noticed any changes in their product or price points now that the market has become a buyer's market.

This is due to longer notice requirements primarily.Collecting from the housing authority is great. 

Has anyone else noticed this? 

I am looking to buy another multi family property but have noticed lots of obstacles when looking off market.

What are some pro & cons you noticed throughout your endeavor?

I intern for a developer, I'm learning so much and one of things I've been noticing is that it seems that all the good deals have been taken lol.

As per the HSTPA, any changes to a tenant's lease whom have been in place for over 2 years requires a minimum of 90 days notice, regardless of what the lease (or lack thereof) says.  

If they have been there for a day longer than 1 year, they must get 60 days' notice; if they have been there for a day longer than two years, the landlord must give 90 days' notice.
