Wholesalers are very valuable IMO bc they're constantly sourcing deals... that being said, some of the methods wholesalers use can be shady and morally wrong.

The moral of the story and why I thought it was important to post it, is that in the best of circumstances it is very difficult to vet someone.

Moral: be respectful of agent's time, and honest with them right away, and you will be good.

Moral of this post is simple....If you work hard, invest your money in the right market YOU WILL BE REWARDED.

All of these questions can weigh in regarding how you are legally (as well as morally) capable of being compensated.

They're probably offering to sign a 5 year lease, because they want to lock in their rent before the improvement is made.As said above, there's really nothing preventing tenants from just breaking leases, beyond their own sense of morality.

They are big, we are not. so stop the moralizing about that we are greedy or harsh or other stupid things when it's our business and not yours and we do as we think we need to do. it's completely and totally none of your business
