They're probably offering to sign a 5 year lease, because they want to lock in their rent before the improvement is made.As said above, there's really nothing preventing tenants from just breaking leases, beyond their own sense of morality.

They are big, we are not. so stop the moralizing about that we are greedy or harsh or other stupid things when it's our business and not yours and we do as we think we need to do. it's completely and totally none of your business
