Anyway, personally those feel like too much of a risk for me at this point, as I don't have any experience with hiring/supervising contractors etc, and I suppose doing this the regular remodeling / general contractor way, any potential profit would go to the GC rather than me.So maybe I'm missing something, but it seems that for a newbie it's rather hard to get those kind of deals on properties?

That drastically reduces the deals that support that kind of financing.You could bring on a money partner who has the steady income but not time and is willing to sign on the line that is dotted (glenn gary ref there lol)  That could work but now you have to give up a big portion of the profits, which is also fine but you have to know that going into the deal and that there enough meat on the bone.

My original concern was that the TIC with my name on the agreement would put me at risk to creditor/liability issues, should they arise.
