But I'll won't use siliconized acrylic caulk to get them in, I won't leave the sash weights in the cavities or half-heartedly jam some.fiberglass into them, I'm not going to trust cheap sealant and adhered untreated wood trim to keep the basement windows  in place when someone starts trying to kick them in.

That lease will have been used in eviction cases for years, all sorts of disputes and added too and massaged by the lawyers to fit what they need. 

With the volume of projects we produce, we aren't in the business of massaging sites over the long term.We need to build within the next 12-24 months, or sooner, merchant build style apartments deals. 

For less than $500K I am getting the following 2 Houses--3/2 mobile home - my family home -- 4/2 Metal home - Airbnb 1: similar properties average $6K/month.            2 separate garages ( one is ready to convert to extra master - has windows, insulation, and ready for paint)1 Shop - 1,200 sq ft metal building with electric, plumbing, and water -1 Shed with toilet - wellness spa ( I am licensed esthetician/massage therapy)3 - 600 sq. ft. 

I'm not needing to replace both and will probably only do an acrylic surround. 

I usually agree with @Marcia Maynard sage advice, but not this time ... sorry Marcia.While I prefer tiled tub and shower surrounds and we still use them in a few higher end rentals, I find the 1-2-piece shower and 3-piece acrylic tub & surround to be less expensive (installed price) and far less maintenance.  

John Henry lived a long, happy life on our farm snatching food from our picnic plates when we weren't looking and begging to have her drumsticks massaged (she loved that).

No way i could ever massage those number to make it work in the 500 range.

A university that has "dorms" featuring clubhouse with private Starbucks, massage.... really simpler to say imaging the perk it's got it, for freaking college kids.
