Self managing should be easy, if not then that Realtor can probably help you with the rental side of it. 

You could trim your expenses by eliminating property management - you can absolutely do this yourself on a 6-unit, even as a newbie.

Seems like such a waste but nobody can agree on a new portfolio manager as the old manager was a family friend for multiple generations and well trusted.

One challenge to manage is being able to clarify for lenders on those rentals (if you have them) which amount of the premium should be paid for each rental so that they do not include the entire premium into their escrow analysis, inflating your monthly payment on that rental. 

My wife and I started managing more properties for others as word of mouth recommendations started and we started to use the management and arbitrage cash flow to acquire our own properties and fund the BRRRs we were working on.  

I am currently living out of state so I have hired a property management company to handle this task, however, my home is still sitting vacant with very few prospective tenants.

@Gary Abrams A cloud based solution would work really well in your scenario of having other family logging in and helping with management.

Sounds like you’ve got a solid foundation with your GC and project management experience.
