Please someone tell me the logic on how costs on the buy side will drop with less agents.I can see good buyers agents commanding over 3% because they are worth it and will be operating against a bunch of poorly trained flat fee discount brokerages.

But the logic would be the same: would adding an addition, that is designed as a second unit, actually add value OVER and ABOVE the cost of the addition?

If buying for appreciation is speculating then using that same logic, assuming that rent will always stay the same or go up is also speculating.

I would say that the closing costs savings are generally pretty light (if even existing on these) - its not super logical, but often worth the hassle to do as individual loans

They were very specific on what was exempt so logically if they wanted "we buy homes" businesses to be exempt, they would have included that.
