Refi the house so they can continue to live in it, they will get the best loans on their primary residence.

Purchase price: $55,000 Cash invested: $440,000 Currently under construction and pre-leased for $6,195/month, this 7-bedroom, 5-bathroom student rental in Clemson, SC, was built using investor cash and designed for high-end student living.

It's even more difficult living so far away.

Consult eviction attorney regarding commercial; I'm specifically a residential PM and commercial usually has different rules because of the nature of the investment and occupancy (tenant doesn't [usually] live there)

If I buy property in a state that I don't live in and put that property into an LLC registered in that state, will it be protected or does that LLC need to be conducting some form of business?
