Print off some contact cards, and literally walk door to door. yes, literally knock, introduce yourself, not selling anything, actually looking for some help.

It took me 10 years and I had the benefit of starting when RE was cheap.A business has literally the opposite character: it's primary strength is cash flow.

The flips are a simple list & sell strategy.

Review your contract and see if there is a simple way to terminate your relationship.

But the thing that really made me skeptical was the fact that they couldn't (and still can't) address simple questions without becoming highly agitated.  

To me that reeks of someone that wants to do STR (which you do), but is trying to hid that fact behind a term that doesn't indicate what's being requested.To me, a "corporate lease" would mean someone wants to lease a unit for their business and put it under a company name, and not someone that's trying to lease to STR visitors.I need to make a cut-and-paste reply to this question like that dude who literally replies with a mile long message to everyone that asks about LLC.   

Does anyone local to Memphis know what the going rate for simple repairs like that should be? 

Anyone know what this could be worth with a simple cosmetic renovation?

It was tough but worth it in the long run—literally!
