Did the tenant cause the water leak by breaking something?

I don't want a 2am call the toilet is leaking.

Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request. 

Are they spray foamed and caulked to seal leaks around them?

Usually they call the handyman first if they have a problem like no heat or a water leak or something.

But, if an upstairs toilet leaks on their bed, you are not going to replace it, that is what renters insurance is for. 

For example, if there's a flashing issue on the roof that will certainly leak, then I replace it.

Because let's just say one side has a leak or left the water running and the bill is 4-5 times higher than normal.
