Killer deal, but I like your appetite for risk and persistence!

Tisha, lack of deal experience is a factor, but not a deal killer for us hard money lenders (everyone is different). 

Age of buildings and turnover are killers.

And that's a good thing since we all know turnover is a cashflow killer in the rental business.Speaking of credit, it sounds like you're worried about their score being a few points lower than your minimum score requirement. 

In case you were wondering, commercial rent is a killer in Manhattan.

A mobile home might work out but watch the space rent as that can be a killer and they may be harder to fill a vacancy. 

Foundation issues can be expensive and/or deal killers but most of the time, people over estimate the extent of the problems and costs to fix out of fear and ignorance rather than reality.I would suggest that you start going to local meetups and real estate clubs, if you are not doing so already.

Anytime I thought I found a killer deal online I was almost always dissatisfied with the condition when I actually inspected the place . it’s only a good deal if you don’t have to dump a train load of money in it to get it where it’s decent 

It’s definitely a good first deal, and I’m going to take all of the lessons learned into the next one to really create a killer deal.
